East Decatur Station


This 80,000 square foot property was formerly the Biolabs building.  It appeared quite modern, but was actually a dozen buildings including three houses which had been blended together over the years. We extracted most of the houses, restored the granite buildings and prepared the remainder to receive a playhouse, three restaurants, a nursing school and several other office tenants.  This was structurally a very complicated job, which we had shoring in for over a year as we upgraded floors for restaurant loads, and re-supported the roof as we extracted a house from under it.


The Indian Spring Hotel


We faced some very special challenges with The Indian Spring Hotel since it was built in 1825 using post and beam construction, pegged together.  Much of the foundation area was rotted away or damaged by previous defective work.  We lifted the building on shoring, poured concrete footings, and built a block stem wall.  We installed 12"x12" oak timbers to duplicate the original foundation timber. This required cutting mortise and tenon joints then pegging the joints.  Similar repair work is included throughout the building.  Many of the original structural beams through the building were extracted and new custom made pieces inserted.  This project required extensive study of the building's history and training carpenters in the replication of old techniques.
The Day Building

The Day Building consists of a two story building as well as a one story portion that has been used as a retail and residential property since the late 1800's.  Our company gutted the building with the exception of masonry walls separating three spaces on the lower level.  A portion of the lower level floor was rotten wood framing which we demolished and filled to pour a new concrete slab in this space. Mechanical upgrades were installed, from all new water and sewer to a new roof.  In the upper level we provided a shell for a restaurant and repaired the failing floor. We built new wood storefronts like the historical originals and reinstalled the original stamped steel ceilings.
The Wigwam Building

This apartment building in the King historic District won an award for historic renovation.  It had been built of block, concrete and paster with steel casement windows.  We changed some of the room layout, restored the entire exterior, and installed all new systems.
